How Rooftop Solar Can Add Over $17,000 to Your Property Value—Before You Even Save on Energy Bills

If you’ve been waiting for the right moment to install rooftop solar, this might be it. New research shows that solar panels don’t just cut your power bills—they can significantly boost your property’s resale value.
Much like a swimming pool or tennis court, rooftop solar is now seen as a premium feature by Australian homebuyers. In fact, a recent analysis of over six million property sales found that homes with solar panels sell for an average of $23,107 more than those without.
Solar Adds Value Across Australia
According to property data firm Cotality, the solar premium is strongest in Hobart, where panels can add 5.4%—or $30,459—to a home’s sale price. Brisbane follows closely, with similar gains, while Sydney and Melbourne see average premiums of $19,179 and $24,369, respectively.
Here in South Australia, rooftop solar is already a standard feature in many homes. In fact, over 40% of homes in Adelaide now have solar installed—well above the national average of 29%.

Solar Pays for Itself—Twice
The most commonly installed system—a 6kW rooftop solar setup—costs around $5,800 after government rebates. Larger homes may require a 10kW system, averaging $9,130.
Even before factoring in energy savings, homeowners stand to make a profit of $13,977 to $17,307 when they sell their solar-equipped home. And with most systems paying for themselves in 3 to 5 years through reduced electricity bills, the financial case for solar is stronger than ever.
Energy-Efficient Homes Are Also Worth More
It’s not just solar panels that boost property value. The Cotality report also found that buyers will pay an average of $10,560 more for each additional star under the Nationwide House Energy Rating Scheme (NatHERS).
Features like insulation, double glazing, and smart orientation can push a home’s thermal rating higher—and in Darwin, each extra star can add $32,946 to the sale price.
While most Australian homes still rate below 4 stars, the market is shifting. Developers are beginning to treat energy efficiency and rooftop solar as standard inclusions, especially in new housing estates.
What About Home Batteries?
While the report didn’t quantify battery value yet, experts agree it’s coming. Less than 10% of solar homes currently have a battery, but that number is rising fast—especially since the federal battery rebate kicked in on July 1, slashing installation costs by around 30%.
Today, a standard 17kW household battery costs around $14,722 after rebates. And with growing interest in energy independence and blackout protection, batteries are quickly becoming the next must-have upgrade.
